What a $125,000 Income Can Actually Buy in Australia: 2026
The realestate.com.au Housing Affordability Report 2026 found a $125,000 household could afford 12% of homes sold, a record low. We ran the same assumptions suburb by suburb: 93 of 1,726 priced suburbs (5.4%) have a house median that income can service, and only two of them sit in a capital city.

We joined actual rent medians with ATO local incomes for 1,759 suburbs across NSW, Queensland and SA. In just 28 of them (1.6%) can the local median earner rent the local median home without rental stress.
